Ok, onto strategy number One then: In my book, the first chapter talked about creating a vision for your life and business that is compelling to you. Here is then a great and very powerful way to channel that energy. It can help you be more productive and reduce the wear and tear that this sense of excitement can have on your body. It simply has to do with breathing. Yes, you might be laughing (that would be good) but keep paying attention. When we feel stressed, our breathing becomes shallower. We start breathing faster and less deeply and ultimately only use 20% of the oxygen in our lungs.


The result is two-fold:


1) you only circulate a very limited amount of oxygen in your body


2) your body goes into defense mode because of shallower breathing signals danger.


So, what is there to do? Simple, stop your work for just a few seconds and start breathing deeply by inhaling slowly with a rise of your belly. Put your hand on your belly and feel it rise up and lower down. Breathe deeply, fully and slowly for about 10 seconds. That signals to the body that “the coast is clear”, the danger has passed and you can then reenter your high-productivity zone, that zone where you can think clearly and act rationally.


Easy, yes? Ok, let’s practice it right now: With your hands on your belly, breath in, take a deep long breath; watch your hands as they rise up with you breathe in. Then watch your hands as they lower with your out-breath. Let the air out of your belly without losing your relaxation. Take another deep breath, and let it out, and one more, IN and OUT.


Now, how do you feel? Like the air cleared, like sanity returned, like a fresh breath of spring air entered your room? It’s good, it’s it? So, remember, every time you start feeling overwhelmed with your to-do list, when you feel angry, when you are starting to worry about your business or career success, you have to deal with kids who don’t want to cooperate, in traffic while late to a meeting, any time, you feel like it, take a few deep, calm, slow breaths and feel peace reenter your life!

3 reasons why homeschooling rocks

1. It's not boring as all get out.


I spent the first 5 and a half years of my education in public schools. There were, of course, times when I enjoyed learning things and talking to my friends. On the flip side, though, there were long stretches of monotony and boredom. And that was just grade school! I can't even imagine what it would have gotten like in middle and high school. I vaguely remember a class I took in 6th grade before I began to be homeschooled. "Conflict resolution" they called it. It was an entire class we had to sit through for 50 minutes a day on how not to get in a fight. Instead of teaching us something useful like math, history or science, we had to sit and learn that getting in a fistfight wasn't good for anybody.


I think it goes without saying that homeschooling was far more interesting. I was either doing something and learning, or I was enjoying my free time. I never had to sit through extended periods of monotonous lectures or stare at a chalkboard while a teacher catered to the slowest student in the classroom. I was able to learn at my own pace and enjoy it.


2. No one gives you wedgies.


Unless, of course, you have an older sibling and then you might get more wedgies than you can handle. One of the fantastic things about being homeschooled is that there is no awkward social structure that you have to fit yourself into. Unless you live in a very complicated family, there are no bullies, no drug addicts and so forth.


Again, the advantage is more than what you don't have to deal with, but also in what you do get. Being homeschooled enabled me to develop much stronger relationships with my parents and my siblings, and I did find a variety of friends through our homeschool group and church and so forth. I found that when I got to college I was able to comfortably communicate with everyone from the older students (some who were even grandparents, coming back for their education) to the younger students and even the professors and staff. None of these people ever gave me a wedgy.


3. Odds are your teacher will probably like you.


I didn't personally ever have issues with a teacher that didn't seem to like me or treat me well, but I do know that those experiences are out there. The odds increase, I think, as you get into high school that you might run into a teacher that you either don't like or who doesn't like you for some reason. I wouldn't say that it's anything personal, just sometimes there are personality clashes.


On the other hand, I think you benefit from homeschooling because you're able to develop a much deeper relationship with your parents. Instead of coming home from school and simply telling them what you did (if you can even remember all the details) you live it with them.

Why most people with agoraphobia take a year or more to start recovery

Understanding agoraphobia is the first step toward recovery. However, the average person with agoraphobia takes at least one full year to get diagnosed and even longer to learn enough about agoraphobia to start recovering.

Here are four reasons why:

1) Most people don't know what is wrong with them at first. The symptoms of agoraphobia, especially during panic attacks, feel like those of a physical illness. For example, when you are hyperventilating it is easy to suspect something is wrong with your lungs. When your heart is racing it is easy to think something is wrong with your heart. When you are sick at your stomach day after day it is easy to think something is wrong with your digestive system. Plus, one symptom of agoraphobia is to "scan" your body for physical symptoms and worry about every little twinge as if it may be a major life-threatening illness.

2) Many doctors don’t know how to diagnose agoraphobia. People with agoraphobia commonly visit a succession of doctors trying to find a diagnosis. Most doctors will listen to physical complaints and run tests. They will report that the tests are negative, but often fail to suggest the presence of agoraphobia due to a lack of training. Doctors who can tell that your symptoms are caused by a panic attack may still not be able to tell what type of anxiety disorder you have or provide information about it.

3) Most people go through a period of denial. If finally faced with a diagnosis of a psychological disorder like agoraphobia, the human reaction is to throw up defenses and deny it. Most of us don’t think of ourselves as the type of person who would have a "mental problem" or "psychological disorder." Psychological problems carry a stigma in society that physical illnesses and injuries do not.

The average person tends to consider a psychological disorder as personal weakness or lack of will power. People are more likely to treat a psychological disorder like agoraphobia as your fault than they would in the case of a physical illness or injury. If you were diagnosed with cancer, no one would stand over your bed during chemotherapy and question your will power, work ethic, or desire to go to work or school. But try having agoraphobia. People will do exactly that. Since no one wants to be viewed that way, it is hard for most people to admit to anyone they have agoraphobia.

4) Most people are reluctant to seek treatment for a psychological disorder because of the stigma. Even people who are able to admit to themselves that they have a psychological disorder might still have trouble admitting it to anyone else. It’s hard enough to try to explain irrational fear and panic attacks to your friends and family, and even harder to seek out professional help.

A word to the wise - the best course of action to take if you start experiencing panic attacks or the symptoms of agoraphobia is:

- See a doctor to rule out medical problems.
- Consult a mental health professional to get a diagnosis and/or begin treatment.
- Learn everything you can about your disorder.

You will enjoy a visit to the village of Cadaques, which has traditional white houses, narrow cobbled lanes and arty boutiques. It was made famous by Dali, who live close by, and it was a well-known haunt of artists.

For anyone who knows of online casino Golden Palace’s reputation for outrageous and expensive publicity stunts including spending thousands of dollars to win eBay auctions for outlandish items, this plea for aid in return for nothing but…what – a warm fuzzy feeling inside? – appears to be a clear and obvious message to Golden Palace and Golden Palace alone. At least they’ll know how to get some press out of their “investment”.

Tax traps for new real estate investors

Perhaps one shouldn’t be surprised that new real estate investors fall into the same tax traps again and again. Real estate burdens investors—especially new investors—with some tricky tax accounting.

But just because some other newbie makes these mistakes, that doesn’t mean you need to. You just need to know where the traps are so you avoid them. And here are the biggest real estate tax traps you don’t want to fall into:

Tax Trap 1: Passive Loss Limitation

On paper at least, real estate often loses money. Even if the rent pays the mortgage and the operating expenses, the books still show a loss because you get to write off a portion of the purchase price through depreciation each year.
If a rental house that cost $275,000 breaks even on cash flow, for example, you might also get a $10,000 annual depreciation deduction. If your marginal tax rate is 28%, that depreciation should save you $2800 annually.

Sounds sweet, right? Well, it is—or should be. Except that the U. S. Congress labeled real estate investment a passive activity and said that, except in a couple of special circumstances, you can’t write off passive activity deductions unless overall you show positive passive income.

This passive loss limitation rule means that many real estate investors don’t get to use tax
saving deductions from real estate—or least not annually.

Two loopholes, courtesy of Congress, do exist that let you write off deductions from real estate even if overall you show a loss from real estate investing. If you’re an active real estate investor with adjusted gross income below $100,000, you can write off up to $25,000 of passive losses annually. (If your income is between $100,000 and $150,000, you get to write off a percentage of the $25,000. Ask your tax advisor for the details.)

Here’s the second loophole: If you’re a real estate professional, Congress says the passive loss limitation rule doesn’t apply to you when it comes to real estate. A real estate professional, by the way, is not someone who’s licensed as an agent or broker. The law instead creates a time-based test: A real estate professional is someone who spends at least 750 hours a year and more than 50% of their time working as a real estate agent, broker, property manager or developer.

Tax Trap 2: Capitalization of Improvements

The next mistake that new real estate investors make? Thinking they can write off the amounts they spend to improve the property. Sometimes you can. Often you can’t.
Here’s why: Any expenditure that increases the life of the property or improves its utility needs to be depreciated over the next 27.5 years (if the property is residential) or over 39 years (if the property is nonresidential).

You can’t, therefore, write off the money spent improving or renovating a house—except through depreciation.

I’ve seen new real estate investors in tears about this wrinkle. Some investor draws, say, $20,000 from his IRA or 401(k) to fix up some rental. He figures he’ll be able to write off the $20,000 as a tax deduction in the year improvements are made.

No way. Instead, he’ll have to write off the $20,000 at the rate of a few hundred bucks a year over the next three or four decades.

The trick with renovation—if you want to call it that—is to keep the property well maintained as you go. Repainting, new carpeting, general repairs—these items should all be all deductions in the year of expenditure (er, subject to the passive loss limitation rule discussed as the first tax trap.)

Tax Trap 3: Missing the Section 121 Exclusion

Here’s the final tear-jerker. And I see it several times a year. Someone decides that rather than sell their principal residence when they “move up” to a larger new home, they’re going to turn the original home into a rental.

This is a disastrous decision most of the time because of Section 121 of the Internal Revenue Code . Section 121 says that if you’ve owned a home and lived in a home for at least two of the last years, you won’t pay any tax on the first $250,000 of gain on the sale ($500,000 of gain in the case of someone who’s married and filing a joint return).
By converting a principal residence to a rental property, you turn tax-free gain into taxable gain if you don’t sell the property in the first three years.

Two quick notes about goofing up the Section 121 exclusion. If you don’t have appreciation in your old principal residence, you’re not losing any Section 121 benefit by converting to a rental.

Second, if you do have a lot of appreciation in your old principal residence and want to use that equity to acquire a rental property, consider this: Sell the old principal residence when you move out so the gain is excluded from taxable income. Then use the tax-free proceeds to purchase another rental—perhaps even the house next door.

What’s hot in San Diego? That question is not referring to the babes on the beach and the correct answer is not typically the weather. If you are asked that question the politically correct way to answer is to name the top San Diego tourist destinations.


1) The San Diego Zoo. This world famous zoo is not your average see the monkey and feed the goats attraction. 4) Tijuana. The favorite Mexican city of underage college students everywhere but another popular destination for those visiting San Diego. Be prepared to be on your guard as Mexico’s crime rate is higher than the United States’.


5) The Beach. No trip to San Diego would be complete without a trip to Mission Beach. Still keep your mouth shut about the babes here.


There are many other great attractions in the San Diego area, such as the town of La Jolla, the Coronado Hotel, great Mexican restaurants and the San Diego Maritime Museum. Just remember to do your research, have fun and most of all, relax.


Donating cars to charity - new tax rules

On June 3, 2005, the IRS released guidance on charitable deductions for donated vehicles. The American Jobs Creation Act (AJCA) radically changed the amount of the deduction taxpayers can claim for their donated car.


Fair Market Value v. Actual Sales Price


When donating a car to charity, a taxpayer traditionally was allowed to deduct the fair market value. The new law changes this valuation to the actual sales price of the vehicle when sold by the charity. The taxpayer is also required to get written and timely acknowledgment from the charity in order to claim the deduction


The AJCA does provide some limited exceptions under which a donor may claim a fair market value deduction. If the charity makes a significant intervening use of a vehicle--such as regular use to deliver meals on wheels-- the donor may deduct the full fair market value. For example, driving a vehicle a total of 10,000 miles over a one-year period to deliver meals is a significant intervening use.


The AJCA also allows a donor to claim a fair market value deduction if the charity makes a material improvement to the vehicle. Under the guidance, a material improvement means major repairs that significantly increase the value of a vehicle, and not mere painting or cleaning.


Interestingly, the IRS has also added an exemption not included in the AJCA. On its own, the IRS has determined that taxpayers can claim a deduction for the fair market value of a donated vehicle if the charity gives or sells the vehicle at a significantly below-market price to a needy individual, as long as the transfer furthers the charitable purpose of helping a poor person in need of a means of transportation.


If you intend to assert one of these exemptions, how do you determine the fair market value? Generally, vehicle pricing guidelines and publications differentiate between trade-in, private-party, and dealer retail prices. The IRS consider the fair market value for vehicle donation purposes to be no higher than the private-party price.


The new provisions of the Americans Job Creation Act certainly make it less attractive to donate a car to charity. Using the exemptions, however, you can still create a sizeable deduction while helping others who are less fortunate.

The last time I checked, I was told that it would cost the astronomical figure of $430,470 to raise my baby... and that didn't include college tuition!


The people who come up with these figures must not be very creative. Some of the best things you can do for your child are free or very inexpensive. Here are some tips for raising kids on the cheap.


1) Breastfeed

This figure doesn't include the extra costs you would incur from Doctor visits and medications. Breastfed babies are less likely to need medical care and don't get sick as often as their formula fed peers.

In addition, a breastfed baby can go straight from the breast to an open cup, thus eliminating pacifiers, bottles and sippy cups.

The modern cloth diapers are nothing like Grandma's. The nicer ones are made from high tech materials that wick moisture away from baby, and utilize snaps or velcro to close instead of pins.


They save you a lot of money especially if you save them and use them again for subsequent children. You can buy them cheaply at thrift stores, online auctions, and diaper services (check your phone book for listings). Or ask for cloth diapers as shower gifts.


3) Rethink your Needs


Think about what you REALLY need to raise your baby. A lot of the expensive items sold in baby stores are completely unnecessary and some are even harmful. Most of the people raising children on the planet today do so without cribs, walkers (which Pediatricians recommend against anyway!), playpens, changing tables, swings, "educational" toys, etc.


Many Moms have found that a soft cloth carrier or baby sling was the only gadget they really needed. Baby is happy, stimulated by your activities and entertained. And Mom can get stuff done!


The best toys are simple and classic and require imagination. These are often the least expensive too! And most kids do best with few toys that are rotated. Think back to your own childhood...what were your favorite toys? If you can even remember them, they were probably not loud, flashy electronic battery powered gadgets. Your best childhood memories probably come from activities...playing in Grandma's backyard, going places with Mom and Dad, the simple things.

4) Buy or Obtain Used


Let friends know that you welcome hand-me-downs and you'll be blessed with all sorts of great stuff!


High quality clothing and baby equipment generally doesn't wear out from just one child's use. For safety, check to make sure items haven't been recalled and get the owner's manuals from the manufacturer's websites. (The one exception would be child safety seats. Always buy those new.)


Shop at thrift and consignment shops and online auctions. Some of the very best deals can be found at regional consignment sales. Check local parenting magazines and websites for the locations of these.


Personally, I prefer used clothing because much new clothing has been treated with flame retardants and other scary chemicals that can be absorbed into children's softer skin.
